SoCal-based · Serving all of California

From your sketch to a sealed set.

You sell the job. We handle the drafting through plan check, under your direction.

How it works

You stay in control at every step. We handle the drafting and coordination.

  1. Send the job You

Address, plat map or survey, site photos and your design direction. Markups and sketches are fine.

  2. We check with applicable permitting agencies

We confirm the submittal requirements and required sheets up front, so nothing is missing at plan check.

  3. We draft the set

Pool, equipment, site and backyard sheets with your logo, title block and graphic standards.

  4. You review You

You mark up the set. We make the corrections. Your direction, every round.

  5. Engineer review & seal Engineer

We send the set to your engineer, coordinate their corrections and return the sealed set to you. Need an engineer? We can recommend pool engineers.

Your engineer starts from a complete set, not from zero.

That shortens their design and seal time.

    • The seal covers the engineering work the engineer reviews and accepts
    • It doesn't replace a survey, soils report or other licensed work
    • Permit approval stays with the city, county or applicable agency
    • We don't stamp plans. We draft under your direction
  6. Plan check City

You submit, or we can submit and provide tracking updates. Submittal fees are paid in advance. Corrections go back in 24–48 hours.

  7. Ready to build

Approved plans go to your printer or straight to you, ready for the crew.

Questions

Do you stamp plans?

No. We're your drafter, working under your direction. Engineering is reviewed and sealed by your engineer, who takes responsibility for the work they seal.

Which engineer do you work with?

Your own engineer, or we recommend PoolEng.com: they return plans quickly and are cost effective. If you have a PoolEng.com account set up, there's no charge from us to submit and coordinate with them.

Can you coordinate with outside consultants?

Yes: architects, engineers, landscape architects and interior designers. We integrate with their process and work within the CAD standards packages they provide, for example on large commercial projects.

What files do I get?

PDF, CAD (DWG), JPG and PNG. We can also build PowerPoint presentations of the plans and project for your client meetings.

Will my clients know I use an outside drafter?

No. Every set goes out as your in-house work: your title block, logo, company name and standards. Your clients see your company, not ours. If you want us onsite to measure, send us a company shirt and we'll be in your uniform on the jobsite.

Will you contact my clients?

No. We never contact your clients directly or solicit their business. We are your silent consultant, producing drawings under your brand to help your business succeed. If you need us to meet with or assist your clients, we coordinate everything with you and your company first, so we stay aligned with you.

Are revisions included?

Your markups during drafting are included. Plan-check corrections go back to the city in 24–48 hours at no charge. Complete redesigns are quoted separately, for example when a client switches from a rectilinear pool and spa to a curvilinear one, or adds a major garden structure or feature.

Do you handle plan check?

Yes. We can prepare the set for you to submit, or submit and track it for established clients. Submittal fees must be paid in advance, which may delay submittal unless you have an established account.

Do you do commercial pools?

Yes, drafted for your engineer. Public pools also require county health department plan review, and we can handle that submittal as well. On commercial projects, we integrate into the architect's standardized plans with no issues.

What areas do you serve?

SoCal-based, serving all of California. Drafting is done remotely. Construction documents are created much faster when site visits aren't needed, so detailed site measurements and photos from you save time. Some jobs are complex, though, and we're always willing to go on site when you think it's necessary. Jobsite measurement is available on request within our local area.
